Accessible by private road which ends at the property, Villa Guelfa
is a large Tuscan villa which sits on a magnificent hilltop just
outside the medieval city of
Pistoia
, one of the ten provinces of Tuscany.
The property offers breathtaking views southwards across the city
plain as far as Florence, where the Duomo, on a clear day, is visible
in the distance.

The same spectacular
views may be enjoyed from the new swimming pool, which is terraced
in the hillside and is situated just a few steps from the villa.
From the distance on the opposite side of the property, the gentle
current of the river below can sometimes be heard.
From the absolutely peaceful terrace, which overlooks the medieval
architecture of Pistoia and its beautiful countryside dotted by
olive trees, it is difficult to imagine that the splendid city of
Pistoia is reachable in just three minutes by easy accessible roads
without the hassle of narrow, dusty, or endless country roads.
The villa is set among vineyards, olive groves (the owner produces
fine olive oil and wine) and mature century old oak trees which
provide a welcome shade from the sun. |
| Also the deep set
walls of the villa help in keeping guests cool in summer.
The villa, built on three levels, dates back to the late 18th century
and has just been restored to high standards.
The 5 large bedrooms and the spacious interiors boasts fine old
exposed beams and rafters, original polished parquet floors, terracotta
tiled floors , French arched windows, and vaulted ceilings.

The villa includes all possible original
features such as the antique furnishings as well as drawings, paintings
and numerous family heirlooms, to a higher degree that makes this
villa a luxury vacation property.
The marvellous second level features two hand painted
bedrooms whose windows, that both trick and delight the eye, also
resemble exquisite framed paintings.
The terrace, fenced with old wrought iron railings, is accessible
from the living room and the study via the vaulted French windows.

| The panoramic terrace
which overlooks the swimming pool and the garden below is partly
shaded by a big lime tree and a grove of high laurels.
The grounds provides a built-in grill and offers shady sitting areas
to enjoy a drink or a meal all within eyesight of children who play
in the swimming pool.
The owners live in a house at side of the villa but completely separated,
for a high standard of privacy. |

The Dining - Living Room
Antiques, family heirlooms, and paintings fill the large room (45
sq mtrs) which leads out through large French doors to the magnificent
terrace.
The Living-Dining Room features original polished parquet floors
and an old spectacular stone fireplace. FIRST

1 Double Bedroom, 1 Large Bathroom (Sala da bagno) with shower,
with vaulted ceiling and a half bathroom. |

The three pleasant Bedrooms, all with attractive
wrought iron beds, are delicately painted with different colours
and furnished with family antiques and drawings, with particular
attention paid to every detail. One Twin Bedroom and the Double
Bedroom overlook the terrace, the swimming pool and out across Pistoia
and the surrounding area. The other Twin Bedroom and the splendid
large "Sala da Bagno" look out onto the wooded river valley.

Bedroom, 1 Double Bedroom, 1 Large Bathroom (Sala da bagno) with
shower, 1 Bathroom with shower.
The Second level features two fantastic hand painted bedrooms that
both trick and delight the eye. Within the two rooms of timber-beamed
ceilings and worn terracotta floors one appears to stand in front
of splendid framed paintings, but in reality they are two windows
overlooking the city and the out flying expense extending all the
way to Florence. |

The Second Level "Sala da Bagno" and
the other Bathroom, just restored to high standards overlooks onto
the back where a century old oak shades the garden. The
owner, his wife and son, live in the country house next to the villa
and are always available to offer advice and any needed assistance. |
