Built on the top of a hill, surrounded by a large well kept garden and overlooking the woods of the natural Regional Park of Veio with public forest and a lake, only 13 km out of the highway ring around Rome, l'Infiorata is a great starting place for any day trip downtown but not only.
All the main important sites of the north Latium are in a max of 40 mins drive. The territory North of Rome is the land of origin of many Popes who let there magnificent villas, palaces and churches. That territory is scattered of Etruscan and Roman sites, medieval small towns and natural beauties.

The English-speaking owners live on the first floor and maintain their private small office on the side of the house, both with private access.

The garden is on three levels:
The first level has access from the livingroom through a very large French door.
On the lower garden is a large lawn with a belvedere on the valley.
On the third level a 13 m swimming pool flanked by a large porch fully equipped with built-in-wall barbecue, a gas kitchen on wheels, a four metres table made of a single piece of wood and surrounded by a nice garden with dressing room, divingboard and bathroom

Inside description
From the gated front paved yard you enter into the large foyer, opening, through two arches, into the very large dining - living room (80 sqm or 880 sq. foot). The area is spacious, lumimous, with nine windows, some of which very large, and French doors leading onto the garden from one side and from the other side onto the very large terrace with a wonderful view on the park. On the terrace a staircase leads to the lower garden.
Comfortable sofas and arm chairs, fire place, books and pictures, a piano and antiques create a very friendly atmosphere.

A small open plan kitchenette fully equipped is beyond an arch useful for a coffe break or refreshments without going to the kitchen.
A sliding door opens to a small antechamber with accesses to an half bath and, through another door, to a very large kitchen (40 sqm or 440 sq foot) with double sofabed and armchairs, a gaming breakfast table with chairs for up to 12 people, the cooker on the isle, with a monumental iron cap, two fireplaces, window and a second entrance door on one side, French windows on the other side with access to a very large terrace with doors from the main livingroom too.

A door opens from the kitchen to a corridor where there are two bedrooms: the master bedroom, with en-suite bathroom with jacuzzi bath and shower, is equipped with a double bed, bedside tables, wardrobe, chest of drawers, two chairs and a nice coat-reck. The second bedroom with en-suite bathroom with shower is equipped with two single beds, bedside tables, a chest of drawers and a chair.
The third bedroom with en-suite bathroom with Jacuzzi bath, equipped with double bed, bedside tables, chest of drawers and chairs, has access from the main livingroom.

The main characteristic of this apartment is the great livability, both in the night areas and in the living rooms and terraces. From the terrace only few steps to reach the garden.

In total l'Infiorata can comfortably host 8 people in a 300 sqm apartment, in 3 bedrdrooms plus a comfortable double sofabed in the livingroom. Further two children could sleep – but uncomfortably for the group - on a second sofabed in the living/kitchen room.

For a lower price 4 people will be accepted with a reduced number of rooms.

In fact a door can separate Infiorata into two apartments:
-the K apartment with two bedrooms with en-suite bathrooms and living/kitchen + terrace and a large private garden.
-the L apartment with one double bedroom with en-suite bathroom and a sofabed in the large livingroom + kitchenette + a half bath, a small terrace and a large private garden.
Both apartments will have access to the swimmingpool.
In May a third apartment will be ready in the lower floor, connected through an internal staircase. It fronts the second level's garden with a nice double bedroom, a breakfast nook, a kitchenette, a bathroom with bath and a livingroom with a comfortable double sofabed. In total 4 more sleeps.

This apartment can be taken together the main, otherwise will not be used.

All bathrooms are new from project and the whole house has been reconstructed with the best materials.

The location of L'Infiorata is 23 km from the centre of Rome and about 15 minute drive from two metro-train stations. One line runs into the Vatican in 20 min. and the second one into Flaminio square and "piazza del Popolo" (the centre of Rome).

The villa is located on the river Cremera, where the Romans won the first cruent battle with the Etruscans, conquering the Etruscan town of Veio and from there in a short time the entire Etruria, up to Tuscany
The area is scattered of small trattorias and pizzerias, all with good Italian cuisine and affordable prices. Four supermarkets and two Hard Discounts are in easy reach drive.
