The villa, perfect for who expect and wish peace and loneliness
(in August too), is on a cliff on a rocky and wild promontory
overlooking the sea in one of the most evocative and uncontaminated
stretch of the the marvellous Ulixes'coast on the via Flacca, just
3 km out of Gaeta on the way to Sperlonga, with a breathtaking
panorama on the Pontine islands and on the Circeo promontory in
the windy clean days.
In a private quiet path without exit, this villa lays on a promontory in the sea with access to a beach club.
Location:
The steep, rocky hill degrade towards the sea, forming bays and long beaches, surrounded by the Mediterranean bush.

The town of Gaeta offers all comforts (shops, bars, supermarket, banks, etc ...) 3 km far and thus a car is necessary to move or to meet the daily needs otherwise devoid around the property.
In the garden there is a parking area.

The house is on two levels, the main one of about 200 square meters, and a lower part with a smaller independent apartment with a surface of of 100 square meters about. The outer area of about 2000 square meters with typical furniture in cast iron chairs and more is divided by a space staggered and linked by stairways and walkways, partially paved in the upper area while the lower part consists of a beautiful lawn. Flower-beds with Mediterraneano vegetation such as rosemary, Pitosforo, live oaks and not only. Just out of the gate there is the access to the local beach club, on one of the best beaches of the area.
The house comprises a large living room wih a double sofabed , a veranda, the kitchen, a double and two twin bedrooms, a small bedroom wih a French ize ouble sofabed, 3 bathrooms. |
On the ground floor a second apartment with a surface of 100 sqm, less precious that the main one, is composed of a dining room, a living room, a kitchen, 2 bedrooms, 2 bathrooms.

The lower level's aparment:
The villa also has on the lower floor another 100 sqm apartment, with two sigle sofabeds in the living room , kitchen, a double bedroom and a bunk bedroom, two bathrooms, for a total of 7 more sleeps.
INTERIOR:
less refined than the main apartment and very simple.
In fact this apartment, even with a working dehumidifier, is a little humid out of July and August.

Gardener for the care and maintenance of the garden
The villa also has another apartment on the floor below, lower quality, of 100 sqm, living room, kitchen, 2 bedrooms, living room, two bathrooms, for a total of 9 other beds.
Distances from services and places of interest:
The best beaches in the city are all within reach, with the choice between equipped and free beaches. Beside the villa there is a a beach club very well equipped.
Gaeta, rich in history and culture, will take much of your free time and attention.

The coast, however, till Sperlonga, Terracina, Circeo, to the North is a succession of beautiful landscapes, scenic roads, beaches, hidden coves with the archaeological remains of the villa of Emperor Tiberius, traces of the ancient via Flacca and an intact Roman Templum(Museo Archeologico della Grotta di Tiberio, Monte Giove Anxsur). From Terracina a few km in the inland to visit to the nice Abbey of Fossanova, and two little Italian hidden treasure: the splendid town of Sermoneta and the unique, enchanting off the beaten track Ninfa Oasis.
To the South the ancient town of Formia with the Cicero's tomb the intact Roman port of Caposele, villa Ruby and other finds south in Minturno with Roman ruins of the well kept theater where in August Greek tragedies are held.
Well worth visiting the inland areas as Itri with its medieval castle and the Abbey of Montecassino founded by St. Benedict. |
