The residence is located just on the Via Appia, the oldest Roman Consular road, in the heart of the national park of the Castelli Romani, the hilly lands south of Rome where the noble Roman - Emperors and patricians - built their castles and villas on the crown of the lakes, in the forest and on the top of hills overlooking towards Rome.
The villa, although beautifully situated is in absolute silence too.
This property, that expresses a refined taste, was inserted from the Regional Authority in the list of “Period Residences of the Park of Castelli Romani”, for its precious structure and furniture, all antique.

It consists of a 330 square metres central body, a 100 square meters livingroom with kitchen and bathroom out of the central body and a 40 square meters dependence.
A wood-burning oven where to cook a pizza is in a 60 square meters separate building
THE DRIVEWAY AND PARK
The villa is situated on 7,000 square metres of terraced land, 5500 about of which are a rank park with stunning views of the Lepini mountains until the Circeo peninsula and Pontine islands.
The location, 350 meters o.s.l., is dominant and great in the New Year eve when fireworks can be seen on a radius of 100 km
The park is terraced and there are many old majestic trees.

The telecamera on the gate is connected to the kitchen, the dependence, the master bedroom and the livingroom outside.
At the top of the driveway, there is a circular area surrounded by twelve cypress trees where cars can be park and in the center a big fountain with water lilies, water arums and with a copper sculpture representing Diana rising from the water.
Beside this area is the spring garden on two terraces where are azaleas, rhododendrons, camellias, hydrangeas and myrtle (Buxus). The spring garden is dominated by two centennial Lebanese cedar trees.
At night everything is lit up: the driveway, the parking area and garden. Apex of the fountain gushing out water. |
THE CENTRAL BODY.
The entrance is furnished with a sitting room lined with original aubusson 800, same as the carpet around. The appliques are handmade, as in the whole house, forged and golden plated.
The main room is equipped with a 42-inch plasma TVSat, home theater, DVD, digital terrestrial SKY and fully furnished with original antique "first Empire" (1800-1810 approx).
There are about 200 original DVD of the best Italian movies.
The dining room is furnished with original Chippendale already owned by the grandfather of the owner. The dining table can comfortably accommodate eight people. |

While dining, one can see the island of Ponza. Tablecloths, plates, glasses for water, wine, sparkling wine and cutlery are appropriate to the importance of the room.
The kitchen includes everything that can be used to cook and eat, including dishwasher.
On the ground floor there is also a half bath.
On the first floor is the 35 square meters master bedroom with king bed, closet, a Daikin inverter for heating and air conditioning. The Home theater has full HD LCD TV, SKY, DVD.
Splendid consoles are used as side tables and the arm chairs are original from the end of '700.
The window presents fantastic views on the Roman countryside till the sea. |
Inside the room there is a large bathroom with Jacuzzi.
On the first floor is also the second bedroom for guests, with '800 consoles tables with Portugal marble and the image of Savonarola. ‘800 the mirror too.
The satellite antenna is east oriented and then the channels of Eastern Europe including Russia and Germany are visible.
The adjacent bathroom has hydro shower and sauna Teuco.
Still on the first floor is a bedroom where the bed is Empire and the round table and chair decorated 800.

In the tower, with a splendid 240 degrees view ,was set up a small gym with treadmill tapit, vibrating platform, bench, punching bag, with all weights and dumbbells for abdominal equipment.

The second hall, the ballroom, is out of the central body of the villa, together the outdoor kitchen with bathroom.
In the center of the hall a beautiful hand-made billiard ‘800 dominates, decorated with chiseled gold plated bronze and gilt cloth .
The billiard, covered with the original panel, is a beautiful 3.5 meters long table wide 180 cm reminiscent of the large tables ‘800.
Tablecloths, plates, cutlery and glasses for water, wine, sparkling wine are appropriate to the importance of the salon.

THE DEPENDENCE
On the side of the spring garden is the dependence, with wrought iron door similar, but scaled, to the one of the central body of the villa. Inside an handmade kitchen, a double bedroom with an iron wrought hand painted bed, a LCD TVSat with DVD on the wall and a beautiful pendulum clock of the 19th Century.
The sidetables are small Venetian ‘800 consoles and the ‘800 cabinet is decorated.
Air conditioning and heat pump.
A Jacuzzi hydro shower is in the bathroom.
The whole floor is with terracotta tiles.
The exterior is well kept and the garden is beautiful.

The pool is 18 meters long including the Roman steps, while the width is 8 metres. The edge of the pool is made of ancient travertine.
Outdoor furnishings, including the gazebo, deck chairs, sofas and beds are of high production.
The tables and barbeques are Deruta Ceramics. Chairs are made of wrought iron
