Just off the Trasimeno Lake, on the border between Umbria ad Tuscany, Villa Ghibellina is a peaceful and fascinating solid house built with local stones, it has rectagular shape with smooth ancient arches on the ground floor.

The house is high on the hill, dominating the countryside, where olive groves are traditionally grown.

All shops, bar, a gas station and a pharmacy, are in walking distance (1 km), in the village nearby and the lake 4 km away.

The villa has a very well kept garden with furnished 7 x 14 m swimming pool, the ideal spot to relax and enjoy the magnificient view on the plain downhill. Next to the pool is a small structure with a barbecue and a wood table.

All modern amenities combined with wood beamed ceilings, terracotta floors and yellow walls of a typical ancient rural Umbrian ambience give very pleasant and relaxing feelings.
The Villa has Internet access, fax, TV satellite, DVD and stereo system.

The villa has A/C and heating system (in all rooms) beside the fireplaces.
Maid service is avaible on request during the week.

Under a big arch in the main entrance to the house, on the ground floor, there is the ancient wood oven, good for baking bread and pizza, still working. In the ancient stable aside now restored, an arch divides the living room - with fireplace and some sofas -from a spacious dining room which opens onto the garden with panoramic view over a nice pond.

The living room is connected with a well equipped kitchen with 4 burners, oven, fridge, freezer, dishwasher, microwave, toaster and an Italian coffee machine.
The utility room has washing machine and ironing corner.

Two staircases leads to the upper floor: the external one was the original access to the apartment that was on the first floor, just over the stable, and one internal, now realized, both leading to the second living-room with TV corner with TV satellite, stereo with CD, DVD player and Internet connection.

On the right of this living-room a special suite with a nice private living-room with double sofa-bed and a bathroom with shower. A wooden stairs leads from the living-room to a large open-gallery with a romantic double bed and an antique bath tub, giving this bedroom a special fascinating atmosphere.

From the TV room a long corridor develops with two double, one twin and two more double spacious bedrooms, , each with en-suite bathroom, these latter with queen-sized bed - joined or separated - and bath with bath, the others with shower.

Each room is designed differently with maximum intention to the original character, with pleasant colors, two of them with a canopy-bed.
Each bathroom is equipped with hair-dryer .
The house is a marvelous combination of the qualities of an isolated house in the heart of nature but with the presence of neighbors within a reasonable distance, as well as the village with all its services within a distance of a 5-minute drive by car.
It offers a warm and hospitable stay and is a perfect base to excursions in the region.

The house is located within easy reach of major historic cities.

EXCURSIONS
- lake TRASIMENO - 2 kilometers, villages of MAGGIONE and CASTIGLIONE del LAGO, situated along the lake, with their cafes and fish restaurants.
- In the neighboring village of AGELLO one can find one of the most renowned restaurants and chefs of the region, specializing in fish from the sea and from the lake, and seafood dishes.
- PERUGIA is about 20 kilometers away
-ASSISI, 30 kilometers, with its famed cathedrals and churches that were restored for the Millenium, after having been damaged during the 90's earthquake.

- the enchanting SPELLO and SPOLETO, perched high on the mountain slope, and not far from there,
-NORCIA, the oldest city in Italy, famous not only for its scenery, but also for its salamis and its Pecorino cheese.
- SIENA, surrounded by its ramparts, is about a 50 minutes' trip away - 98 km.
- In short drive the magnificent ORCIA valley, with the medieval city of PIENZA,surrounded by walls, where reknowned sheep cheese should be bought, , the town of MONTALCINO, noted for its Brunello wine, and the small village perched on the top of the hill, seeming to emerge from a painting - MONTEPULCIANO.
- Rome is 170 kilometers to the south of the house, and
- Florence 150 kilometers to the north.
- Golf and an Outlet village are 30 minute from the house.
