La Maggiolina is a one level 140 sqm villa with swimming pool and 3 dependences in the garden, in fact 3 small houses wisely integrated in the natural environment, placed in different levels between the main house and the swimmingpool. A large 70 sqm pergola makes it very comfortable to live out during summertime.
The place is an original 5.000 sqm property, covered by 100 olive trees, wines and Mediterranean scrubs, dipped in the verdant quiet countryside of ITRI town, about 8 kms from the sea of Sperlonga, with a beautiful view from the highest level, spacing from the surrounding hills to the sea - in distance - up to Ventotene, a Pontine isle.

The living room is very large - 60 sq m -, with glass doors opening on the patio, with different areas: a study with bookstore in a corner, a sitting area with fireplace, the dining area with open plan kitchen fully equipped with a 4 burners cooker, oven, refrigerator with freezer, dishwasher and microwave.
The house sleeps 5 plus a baby in 2 double and one single bedrooms plus a dwarfish room (for the baby), and has two bathrooms with shower and a simple closet. The pergola, covered by vines, has a big table, chairs and ethnic style furnishing, sun beds and umbrellas

In the garden, close to the main house, a small house-dependence-tavern hosts the wood-bread oven and a large table with chairs.
Further 3 completely autonomous lovely dependences on the way down to the swimming pool, on three different levels of the garden, have a living area with bedroom -or simply a bedroom- and bathroom.
The villa is well equipped with all comforts, such as TV Satellite, alarm, heating, etc. Not sensational in appearance but with an appropriate combination of rustic style with simple elegance, tastely and simply furnished, well inserted in the environment, the villa expresses the strong and warm affection of the owners, an air of " lived-loved" not artificial.

To be noticed the high level of privacy out and inside the property, the dependences being completely autonomous and the main house very well equipped. The automatic gate gives access to the property in the highest part, near the main house, while a second gate is close to the swimming pool, with car parking inside.

THE DEPENDENCES
"1-Lunaria",2 sleeps, the smallest dependence, is used by the housekeeper, when not rented. It is a studio apartment with 2 single beds, open plan cooker with one burner, frigobar, sink with one dish and bathroom with shower.

"2-Cinciallegra",the second dependence, at side of the main house, is a small delicious tavern with wood beamed ceiling, patio, large glass wall and Frenchdoors, with table for 6 people, with wood bread oven, barbecue, kitchen with 4 burners cooker, frigobar, dishwasher, electric oven and a closet with another refrigerator and freezer.

"3-Pimpinella", 2 sleeps, the third dependence on a lower level in the garden is composed of a double bedroom, a small kitchenette with 2 burners cooker, frigobar, 1 dish's sink, bathroom with shower.
"4-Coronilla", 3 sleeps, has a wood burning stove and is the fourth and greater of the dependences, the last one going down in the garden, the closest to the swimming pool. The livingroom has a fouton sofa bed and an open plan kitchen with a 3 fires cooker, a frigobar, sink with one dish, double bedroom, bathroom with shower.

Distances:
-Sperlonga with its equipped beaches is 8 km far
-Itri town with all shops found (pharmacies, cafe, alimentary, market, bus, restaurants, museums, etc) 4-5 kms about. from the center of where all the commercial activities are.
In the proximities
-The discos, disco pub, restaurants, beer house, are all on the National road Flacca, 8-10 kms far.
The railway station is in Formia, around 9-10 kms. One hour about to reach Rome or Naples with many trains during day time.

Beside the welknown usual sea towns of Gaeta, Sperlonga, Formia, Sabaudia, Terracina, in short drive, other small villages are worthy a visit. The ancient road Appia between Itri and Fondi, with the small suburbs of Campodimele (the best longevity in Europe), Pico, Lenola, Maranola or a little more distant as the beautiful Sermoneta, and sites of great naturalistic-environmental charm as the Pastena grottos, the unique Oasis of Nymph.

Not to be missed the historical-archaeological sites as the Tiberio Emperor's Grotto in Sperlonga, The mausoleum of Munaxio Planco and the Sanctuary of the Broken Mountain in Gaeta, the Roman theater of Minturno.
Short day trips to the islands of Ponza and Ventotene from Formia or Terracina will show unforgettable views of forgotten Paradises.
For the sport-lovers the lake of Fondi offers water ski and the beach of Vindicio in Formia becomes every afternoon the heaven of windsurfers and kitesurfers. Regattas and sail courses are held in Formia, Gaeta and Sperlonga.
In conclusion every day will start with the embarrassment of the choice what to do today, or better what first today and second tomorrow…
