Just out of the fortified
town of Monticchiello, in Val D'Orcia, the property is a typical
Tuscan-Sienese farmhouse of the 16th century surrounded by vineyard,
now restored and refurbished to become a high class villa.
The farmhouse is only 10 minute far from Pienza and 15 from Montepulciano,
famous for its wines, in an area famous for cooking and of good
cheeses production.

| The farmhouse, which dates back to the 17th century, has endured
several structural changes reflected in the openings and closings
of doors and windows whose imprints remain sculpted in the stones
of the facade.
The present owners having exercised great care in the restoration
of their other property, The
Cart, have been careful not to dull the spirit and
beauty of this classic structure while preserving the character
and the glamour of the old farm.

The farmhouse is characterized by a
central squared unit, whose windows offer a panoramic 360° view
of the valley and the structures which are around the threshing
floor.
From the ground floor there is access to the kitchen reminiscent
of an old Tuscany cucina. No kitchen accoutrement is forgotten:
two stoves with five hobs, two oven, two dishwashers and a huge
American refrigerator.

| Adjacent to a modern steel sink
is an ancient stone dispersore. Nearby a larder is provided.
The dining area is characterized by a large Tuscan tailor-table
that seats sixteen, a beautiful red sideboard featuring crockery,
and a hearth made of ancient cotto tiles useful for cooking or to
eating next to the fireplace, an old countryside tradition.
Just off the dining room is a lounge with period furnishings, where
one may relax and watch TV or listen to music.
Adjacent to the lounge is a bathroom with a period 19th century
bath.

Within view is the
entrance to the winter garden, the central gathering place of the
farmhouse. This large room has three wide windows offering a breathtaking
panorama, large flower cases with numerous plants, two sofas and
a billiards table.
A stunning ancient glass door opens to the cellar equipped for tasting
and producing the wine and olive oil, the "fruits" of
the farmhouse.
A stone staircase leads to the four double rooms on the upper floor,
each with en suite bathroom equipped with period furnishings, each
reflecting the decorative styles of each the various rooms. |

Every room and every bath has a dominant color scheme created by
mixing the local coloring earth and the lime, in the tradition 18th
century Tuscany estates.
At the center of this floor is a study with two large bookcases,
a large writing desk and two sofas adjacent to beautiful ancient
hearth.

The colors of the walls
are warm and relaxing; two lamps on the two sides of the sofa invite
one to recline and read. Another kitchen with hearth is located
on this floor. A collection of ceramics coming from numerous regions
Italian and Middle East countries adorn the walls.
A staircase provides access to the second and last floor, the Mansard,
resplendent with two large bedrooms and complimenting bath.
Exiting from the threshing floor, one encounters a big arch revealing
a table for dining al fresco, an oven and barbecue.

| A fitting room is equipped with
a large with a Jacuzzi, from which the surrounding landscape can
be enjoyed all year round.
The annex on the threshing floor has two bedrooms with en suite
bathroom, in close proximity to a 7 x 10 meter swimming pool, formerly
the dung pit. Neighboring Pienza and the beautiful panorama of the
fields can be seen from here.
The finale of the farmhouse is an attractive path between
the oaks of the estate where one may pause in the shadows and enjoy
the owners' collection of large stones sculpted by a local artist.

All around, in short
drive distance there are Medieval castles, monasteries and towns
with ancient fortifications, Renaissance art treasures and magnificent
landscapes.
At side is a National Wildlife Park.
Monticchiello, with its walls and the Tower "Del Cassero",
still appears as the Medieval fortress that was part of the defensive
system of Siena, much different from the near Pienza, beautiful
example of Renaissance's town.
Many restaurants are dotted in the area that has also beautiful
trekking paths in a typical Tuscan landscape with cypress and green
fields.

Linen for bedrooms, bathrooms and kitchen, changed twice a week,
daily cleaning (3 hours), final cleaning as well as the welcoming
Tuscan dinner.
A baby cot is available on request.
The prices include water, gas, electricity.
For extra:
Chef service at €13,00 per hour + food and drinks (advanced
booking is required)
Extra bed: € 10 per night.
Central heating as for meter.
Pets not allowed.
The swimming pool (12 x 6mts - deep 1,10/1,60 mts), is open from
the 1st of May to the 15th of October
