The villa is located one km from San Fatucchio and two km from Castiglione Del Lago and the Lake Trasimeno, on the hills, with a panoramic view on the Umbrian countryside and Città Della Pieve, in distance.
The villa is the result of the restoration of an old stone house, the original arches and the old entrance door of which can be still seen.

Very large, the two stories villa is composed of 7 double bedrooms furnished at a high level with 5 bathrooms finished with valuable tiles.
Large halls with big fireplaces, tables and many kind of sofas are on the grownd floor together with a study and an immense kitchen with a table that accommodate more than 20 people, equipped with all necessary for cooking, including two cookers, each with 4 hobs, supplied with all possible household electric devices.

A large pantry with washing machine and laundry area opens near the kitchen.
Outside there is a large park with trees, flowers and an 11 by 7 m private swimming pool. A long leaned porch abut to the facade of the villa, covering a 15 seats glass-ceramic table for a lunch in open air, a sitting area with sofas and the table tennis for the children - but not only!-.

Some furnitures, chests, footlockers, bureaus and tables are antique while the sofas are modern, together making a very pleasant ensamble.
The TV Satellite is in the master bedroom with en-suite bath on the first floor.

Outside iron forged deckchairs with elegant white pillows, some "ziri" -ancient pots used to age the chees- with flowers, some iron forged benches hither and thither in the most panoramic sites, a gazebo with wickers' sofas close to the swimming pool (11 by 7 m) and a shower for who enters or exits from the swimming pool are all what could be asked for in the garden, and even more.

The swimming pool is slightly heated with solar boards hidden on the slope of the hill.

A tennis and a bowl court are planned to be built within next season 2007

On the back of the villa a wood invites to walk.

A cook is available for extra - E 15,00 per hour + the pure cost of products - and so the maid that is available as baby-sitter too. She lives in the farm and is very reliable.
Cleaning on Saturday is included while extra cleaning costs E 13 per hour.
6 extra hours during the week are compulsory for cleaning the house except the bedrooms and the two en-suite bathrooms.

The owner of the villa has a large farm not far producing olive oil, wine and with ostrichs and the Holstein cows breedings that can be visited on request - the latter also during the milking -. They also can arrange on request a tasting of their products - ostrich flash and cold-cut - .wine etc

Guided tours are also available for local museums, important artistic relief sites, and art presentations of important artists like Perugino, Giotto, Beato Angelico, Pier della Francesca, Simone Martini, and Ambrogio Lorenzetti
Trips are available for specific themes such as: Etruscan archaeological sites, places of importance during the Renaissance, Roman sites and gothic grounds. On request art therapy visits, relaxation sessions, and Psychosynthesis sittings are also at one's disposition.
