Two ancient stone houses very near each other and completly independent from each other, just very carefully restored and tastefully furnished by the owners, living in Rome, who use to spend week ends and holidays together with the families of their son and daughter.

This houses offer privacy and unbelievable evocative atmosphere, being two delightfully villas with a great

location from which to explore the Tuscan Maremma while enjoying a totally rural atmosphere at the same time.
The house interior combines the flavour of antique evidences, such as arches or ceilings beams, hearths and fireplaces, furnished almost exclusively with antiques but also with all modern comforts, in a perfect ensamble of country style.
This villa is furnished to a high standard.

The houses are isolated, up on the hill (170 meters above the sea) surrounded by "macchia mediterranea", overlooking uncontaminated valleys with a spectacular view of wheat fields, farm houses, olive trees, bushes and small trees typical of the area.
Far away on the horizon, the sea and the promontorio dell'Argentario. Spectacular sunset.
Near the houses and overlooking the valley, the swimming pool (4x12 meters) with a pergola and a long

rustic table and barbecue where you can have your lunch or dinner.
In the "macchia mediterranea" live many wild small animals that are easily seen like porcupines, foxes, boars, heirs; very exciting for children… and grown ups.

THE LARGE
On the ground floor: large entrance hall with an arch on the left to go into the living room and a staircase wich leads to the upper floor. On the right a door to enter the dining room.
The dining room (sits 12) has a large chimney good also for cooking in winter. Next to it a kitchen with dishwasher, 5 fire gas stove, 90 cm oven, double fridge with ice-maker.
Next to the kitchen a bathroom with walk in shower and a small bedroom with two beds one on top of the other good for children or maid (as it has its own entrance). The living room with two arches and a large fireplace, 4 armchairs and two sofas, one of which convertible to a comfortable bed, when needed, occasionally for a visitor.
Two double doors open into the pergola that is independent from the pergolas of the other house to

assure privacy.
Three bedrooms on the upper floor. The entrance to the large master bedroom is through a dressing room with walk in wardrobe, the bed room has an old iron king size bed, working table, couches and bookcase with English Spanish French and Italian books and four windows with beautiful view. Ensuite bathroom with bath and shower. Two twin bedrooms, one of which has two windows and an extra bed for a baby, if needed. Both have ensuite bathroom with walk in shower.

THE SMALL
On the ground floor a living room with couches and lots of English, Italian, French, Spanish books, TV and video. Door opening to the large pergola overlooking the valley and the sunset.
The dining room with chimney; one door opens to the same pergola as the living room and another door opens to another pergola that is cooler in the late summer afternoons.

The kitchen is small but very well equipped and handy (4 fire gas stove, oven, 2 small fridge one for eatables and one for drinks, freezer and dishwasher).The outside pergola is provided with a marble table that sits 10/12.
On the upper floor the master bed room (king size bed) has en suite bathroom with bath, three windows, one of wich opens to a small terrace.
A double bed guest room with two windows, another small

bedroom with 2 regular size beds (reachable with stairs like boat cots) for youngsters. One bathroom with walk in shower serves both bed rooms.
The houses are furnished with old family pieces.
Simple and charming in the use of materials and colors. The floor is all cotto, a soft pink color, a typical color from the south caves near Salerno. Wood beams everywhere, and natural hand woven linens, a very special country atmosphere.

Originally the place was situated on the ancient path leading from the coast, across the country, to the inland, and Le Casette was the place where travelers could rest, feed and change their horses. Now is a magic and serene place.Le Casette della Capriola are located on the top of a hill (la Capriola), at the end of a white road. The road is a bit rough difficult for very smart and low cars.

Nearest town and places:
Capalbio is a very well known typical medieval town not far from the sea, famous resort for intellectuals and politicians with excellent restaurants and trattorie.
The artist Niki de st Phalle has built her magic house, now a museum, among the olive trees.
Promontorio dell'Argentario is a top class fashionable sea side resort with beautiful beaches and cliffs perfect for swimming. There is the possibility of renting small sailing boats or motor boats, or rent bicycles to go picnic in the national park, a lovely and cool pineta along a wild and uncontaminated beach.
Siena: spectacular Palio in July and August, magic medieval town.
Terme di Saturnia, spas and beauty farm. In the area ancient roman sites as the port of Cosa.
But is also the place to find the famous Etruscan tombs of Tarquinia.

When one of the two houses is rented, the swimming pool is private to the client while the second house will not be rented to any other client, being available to the owners, who guarantee full privacy.
