A few km out of Florence in a typical
area of the Chianti, this 2200 sq foot independent villa rises in
dominant position on a small lake, on the road for Greve. Completely
restored and surrounded by vineyards, olive groves and woods, this
house property was built in the first beginning of the XIX century
and was part of a large estate adjacent to the small village of
Sant'Andrea in Percussiva, inhabited by Niccolò Machiavelli.

The interior is a typical farmhouse of this area
of the Chianti, the Val di Pesa. On the ground floor the large kitchen
(cooker with 4 burners and electrical oven, microwaves, dishwasher,
fridge/freezer), was the inner room where the farmer and his family
spent the larger part of the day. On the groundfloor are also a
half bath, a sitting-room with a double sofabed and a stereo system,
a TV satellite room and a laundry.

Two double, two twin bedrooms and
two bathrooms with shower on the upper floor are connected with
the groundfloor by a stone ladder. Each room is equipped with A/C.
A seconf flight leads to the second and last floor where a great
bathroom has a Jacuzzy.
The villa is for eight people, but two more double sofabeds in the
sitting-room and in the TV room can increase to 12 the number of
guests.

| Outside is the pleasant garden with swimming pool
(12X6 h.1, 30), barbecue, and spaces equipped with deckchair, beach
umbrellas and a sheltered gazebo. One Km of dirt road leads to the
property and an automatic gate opens to the private parking. |
