Sylvia
is a villa with swimmingpool on the border between Umbrian and Tuscan
countryside, 15 km from Citta di Castello, with a surface of sqm
500 about on half hectare of fenced well cared lawn and with a landing
field for small planes.
Immersed in a green landscape the villa can sleep from 10 to 16
people.

| The
villa is on three levels.
On the ground floor the large living room, with bricks arches separating
the areas, has many sofas, TVSat and an imposing fireplace.
The tasteful rustic kitchen is fully equipped and has table with
chairs, working table and French window opening on the garden.

The dining
room, with French window too has frescoes on the walls and a squared
table that can sit 8 or more people. A small half bath is on this
level for all the guests.
A staircase leads to the small leavingroom on the first floor that
also has access from the garden through a stone staircase and a
very beautiful stone porch furnished with rattan easy chairs and
table.
From the livingroom there is access to a double bedroom and a bunk
bedroom that share a bathroom with shower. |
| A staircase
leads from the first to the second floor where a gallery and a corridor
give access to two double and two twin bedrooms, two bathrooms with
bath and one with shower.
In the corridor there is also the door of a suitable wardrobe room
with iron and irontable.
At the end of the corridor the cosy small sitting room welcomes
the somnambulists.

A nice
gazebo in the garden just out the door, to have a breakfast at the
19th century's way; a marvellous porch on the first floor just out
of the living room, to stay chatting; a mini football court where
to tire out the abundant energy of teenagers; a little lake, belonging
to the owner, where to fish and a riding center 5 kms far are premises
of an active but relaxing holiday.
Very well cared and in perfect conditions, tastely furnished with
antiques, the villa cannot be considered as luxury only cause the
scarce number of bathrooms.

Guesthouse, sleeps 4
In the same house but with private access from outside there is
a guesthouse with 2 double bedrooms, one of which with firelace
and the other with canopy, a kitchen fully equipped and a bathroom
with bath.
The Guesthouse is given only together with the main villa. Separately
in low season only.
